| Here’s what’s new in the world of real estate:
A new tax credit is available for first time homebuyers who purchase a primary residence between July 9th, 2008 and June 30th , 2009. The tax credit is 10% of the home’s value up to $7,500.00. (This is not a deduction, but a dollar for dollar credit towards money owed the I.R.S. or to increase a tax refund):
A.The bill defines “first-time homebuyer” as an individual or married couple that has not owned a primary residence for three years immediately preceding the home purchase.
B.A phase out of the credit begins for individuals with adjusted gross incomes of $75,000.00 and $150,000 for couples.
C.The credit is not actually a “credit”, but rather an interest free loan from the U.S. Government. It must be repaid with fifteen annual installments or when the property is sold.
D.An example: Compared to a buyer who financed the $7,500.00 with a 30 year mortgage at 7%, a buyer would save $8,100.00 in interest by utilizing the tax credit (versus the eventual cost of the mortgage).
